In any business, one of the key’s to successful marketing is defining your Unique Selling Proposition. In plain English, this mean’s what sets you apart from other seemingly similar businesses.
At Bayshore Partners, we’re lucky because we are unique in our industry because we offer tenant representation exclusively. Most commercial real estate firms offer services to both landlords and tenants. For a large firm, this is a strategic decision that allows them to shift emphasis and resources in response to market conditions.
We are part of the small segment – less that 10% – of commercial real estate brokers offering specialized services to tenants only. From the beginning, it was the right decision for our company. This focus allows us to truly understand and serve the unique needs of our clients.
Clients seeking tenant representation are typically small to medium size businesses who make real estate decisions every five to ten years. In a lease negotiation, they find themselves across the table from professional property managers who are armed with deep knowledge and experience in getting the best terms for their property owners. They have extensive resources for researching current market conditions, and they are trained as fierce negotiators.
For a typical small business, this is a no-win situation. Enter the exclusive tenant rep! We level the playing field, bringing resources including market knowledge, research tools and finely tuned negotiating skills to our clients. From years of experience in the field, we also have developed wide relationships in the industry that help us find the ideal situation for each tenant we represent.
There are tenant brokers who claim that their services are “free.” I feel like this is a little misleading. All firms who represent tenants are paid by the property owner. We always disclose the fee we receive to our clients so that every transaction is transparent.
Through the years, one of the greatest joys in professional life has been the feeling I get from successfully negotiating for my clients. When the economy is soft, Bayshore Partners has helped tenants identify opportunities to improve their situation and help them weather economic storms. In booming economies, we’ve worked with clients to manage expansion and growth.
Considering a move? We would appreciate the opportunity to be of service.
