What do Tenants Want?

As a commercial tenant rep, it’s my business to keep an eye on trends in the marketplace. Here are four trends in what commercial tenants want and need in their space:
- Spaces that reflect and reinforce their brand. The companies that do this best create spaces that are an extension of their brand and their company’s culture. Google, known for their quirky offices that incorporate play spaces and other off-beat elements is considered to exemplify this trend. However, any company can create a space that communicates who they are in the marketplace.
- The right mix of space for interactive collaboration and solo focused concentration remains high on the list of must-haves. One of the new offerings to fill the need for private space is the “office pod.” Their design uses acoustics to prevent the sound pollution that can be so distracting in an open plan office environment. Sizes range for solo pods to room sized ones suitable for small meetings.
- Businesses need office furnishings that offer a variety of elements that can easily be configured and reconfigured to meet a business changing needs, even if it involves moving the elements several times a day.
- Part of creating an inviting, user friendly office environment is use of lighting to create a sense of wellbeing. One way to accomplish that is to using daylighting – keeping walls low and to a minimum to use as much natural light as possible. This type of configuration also improves ventilation, too.
Tenants want work spaces that reflect company values while providing an environment that encourages productivity and the wellbeing of employees.
